While EU-wide house prices rose by 5.5% in the fourth quarter of 2025 compared to the same period in 2024, rents increased by just 3.2% over the same period. This divergence is reflected in the overall decade-long data, with house prices across the 25 countries tracked by Eurostat rising by 64.9%, while rents climbed 21.8%.
bulgaria's housing market ranks fourth in terms of price growth, behind only Hungary, Portugal, and Lithuania. The country's property boom has been driven by a combination of factors, including low interest rates, government incentives for foreign buyers, and a growing expat community.
Finland is the only EU nation to record a house price decline over the past decade, with prices falling by 3%. Hungary saw the largest rent increase, with prices rising by 109% over the same period, followed by Lithuania (88%), Ireland (76%), and Poland (76%).
